In regards to the Aspen real estate market, most condos for sale are located in the downtown area—about 80%—while the rest are scattered throughout Aspen. This includes the areas of East Aspen, Smuggler, and West Aspen, and neighborhoods like the West End, Red Mountain, and McLain Flats are home to single-family homes and large estates rather than condos.
Additionally, new development in Aspen is limited, and the town has not planned to build too many condos in the future despite the growing demand. As such, condos in Aspen have short-term rental potential that further adds to their desirability. An investment in this property type is far more likely to appreciate in value than any other real estate type in this region.
Aspen Condos: The Epitome of Luxury Living
Aspen is the king of luxury condos. The vast majority of condos for sale have been recently renovated, and some come fully-furnished with custom-designed furniture. As well, the amenities provided are excellent, and most units in downtown Aspen have access to communal facilities like heated pools, hot tubs, fitness centers, and concierge services. Properties near the base of Aspen Mountain, especially those around Lift 1, provide ski-in/ski-out access, making them highly desirable for skiers and riders and enhancing short-term rental potential.
In contrast to single-family homes, condos for sale in Aspen start at lower price points, though there are certainly a fair amount of ultra-luxury properties, too. Condos come in various styles and floor plans, and the downtown offers studios at around 300 square feet. Comparatively, middle-range condos (between 2-3 bedrooms) are built at about 800 to 1,500 square feet. On the upper end of the spectrum, Aspen also offers multi-story penthouse condos pushing 8,000 square feet.

Aspen Ski-In Ski-Out Condos
Many condos for sale in Aspen are ski-in ski-out, and nearly all are within walking distance of the lifts. Once you get a taste of the ski-in ski-out lifestyle, you can never really go back. It’s just that good. There’s something about not having to commute to go skiing that makes the turns themselves so much more enjoyable. Plus, it’s great to be able to dip in and out of the slopes for a morning without committing to the whole day.
There are ski-in ski-out condos for sale at both Aspen Highlands and Aspen Mountain. However, with the progress on the Lift 1 project, the downtown core has more inventory at the moment for interested homebuyers.
Condos In Downtown Aspen
The downtown is quite a diverse area, and its condo market consists of luxury penthouse condos, ski-in ski-out condos, cozy studios, mid-range 2-3 bedroom condos, and everything in between. Although there are thousands of units in Aspen, the town has done well to curb overdevelopment, preferring walkability and preserving its historic neighborhoods.
Notably, one of the advantages to downtown condo living is that everything is within walking distance. Not having to rely on a car for the essentials is one of the biggest appeals of living in this area—and it helps foster community. Of course, the condos here are much more expensive per square foot than other parts of Aspen (and Snowmass Village).
East Aspen Aspen Condos For Sale
East Aspen is a family-friendly neighborhood that begins once Cooper Avenue crosses the Roaring Fork River. The neighborhood comprises many large estates, but there are condominiums closer to down—though these units are relatively rare to find on sale.
East Aspen is great for families or those seeking peace and solitude. Although the neighborhood is almost entirely residential (with a few businesses), it’s only a few blocks from town.
Smuggler Condos For Sale
Smuggler, the neighborhood surrounding the old road to the Smuggler mine, has several condominiums, most of which were developed in the 1970s and 1980s. These condos are generally the most affordable within walking distance of Aspen's downtown.
Smuggler is a great place to look for those seeking something unrenovated at a discount, with lots of potential. For buyers who intend to renovate anyway, this neighborhood is a great option.
West Aspen Aspen Condos For Sale
West Aspen, much like East Aspen, has a limited supply of condos, as construction here has mainly centered around single-family homes and larger estates, as well as commercial and municipal centers.
There are occasionally a selection of condos for sale at the base of Aspen Highlands, which could be the perfect setup for the right buyer. These condos are often less than half the price per square foot at downtown Aspen, and they’re ski-in ski-out at the best ski mountain in town (if you’re an expert skier). That being said, West Aspen condos are situated further from the downtown.
Things to Do in Aspen
With a condo in Aspen’s downtown, residents are close to all the action. This means walking home from a show at the Belly Up, having brunch with friends, or stopping by the J Bar for a nightcap.
The Roaring Fork river, as well, flows through downtown Aspen all the way to Glenwood Springs, and is a source of meditation and recreation. It inspired the Paepckes’ vision for a cultural destination in the mountains. Their most significant legacies are the Aspen Music School and the Aspen Institute. But they also coined Aspen’s reputation as a retreat for mind, body, and wellness.
Today, the Aspen lifestyle embodies learning and creativity, health and wellness, and achievement in sport. Of course, all of these things are interconnected. It’s an understatement to say that there are a lifetime of activities to explore in Aspen; there are, in fact, several lifetimes. Let’s dive into the details.
Skiing at Aspen Mountain
Aspen Mountain is one of the oldest ski resorts in the U.S. and one of the best. Locals have dubbed the mountain “Ajax,” and her shadowy recesses are heaven on a powder day. The whole mountain is below the tree line, and the name of the game is skiing powder through those forests. The trees range from gladed and perfectly-spaced to tight, tight, tight. There are some truly steep sections, so take a double-black trail sign seriously here. The mountain also added the new Hero’s new lift in 2023, which brought lift access to some formerly side-country terrain.
As good as Aspen Mountain is, Aspen Highlands is better and even more revered. That’s mainly because the Highlands Bowl has always been a point of pride for locals. The Bowl is perched at 12,000 ft and requires a 30-or-so minute hike to reach Highland Peak’s summit (12,392 ft). After that, it’s basically heliskiing back down to the Deep Temerity lift.
The Highland Bowl is the perfect powder run for expert skiers (a large percentage of locals). It’s just about the right pitch (around 40 degrees), northeast-facing, and hike-to, and therefore doesn’t get tracked out quickly. The Bowl’s elevation and aspect also cause it to collect massive amounts of snow, even if it doesn’t snow much in the valley.
Arts, Music, and Entertainment In Aspen
Downtown Aspen is the dream for music lovers, with live music throughout town during the high seasons. The jewel of the scene is the legendary Belly Up, which has become one of Colorado’s best venues since its opening in 2005. The Belly Up has concerts nearly every night during the high seasons, especially in winter. Expect a great diversity of artists, but there is definitely an emphasis on jam bands, bluegrass, New Orleans-style funk, reggae, and classic rock.
Aspen wouldn’t have fulfilled the Paepckes’ vision if it weren’t for the art museum. The museum is a beacon of contemporary art housed in a striking lattice-wood building designed by the Japanese architect Shigeru Ban. The museum is free for all.
Art galleries are a downtown staple and the perfect place to add some finishing touches to your new condo. Check out the Baldwin Gallery and Valley Fine Art. Aspen also hosts seasonal art walks, usually about once per month during the high seasons. Check out some art and have a complimentary glass of wine, all within walking distance of your condo.
Shopping and Dining
The town is home to a diversity of restaurants that satisfy the palette of its diverse, worldly residents and clientele. Bosq is Aspen’s signature Michelin-starred restaurant, featuring inventive cuisine that utilizes local and seasonally appropriate ingredients. For some celebrity chef action, you can visit Matsuhisa Aspen, founded by Nobu Matsuhisa (famous for his miso black cod). Meanwhile, Wild Fig transports diners to the Mediterranean with its tapas, seafood, and house-made pasta.
More low-key diners will prefer Ajax Tavern and the J-Bar. The former is the most popular après ski venue in Aspen, while the latter is located in the historic Hotel Jerome and is home to Aspen’s best burger.
Aspen’s combination of creativity and wealth has cultivated a fashionable shopping scene like nowhere else, save for cities like Paris and Milan. Of course, the traditional luxury brands—like Gucci, Prada, Dior, and Louis Vuitton—specifically curate their Aspen collections to suit the mountain lifestyle.
However, you also have more regionally appropriate shops like Kebo Sabe, the best place in the West to get styled out in a fresh pair of cowboy boots and a custom-made stetson. Gorsuch is another quintessentially Aspen shop that sells a unique mix of everything you need to be an Aspenite, from high-end ski gear to home furnishings. Gorsuch could be said to have founded the “mountain chic” movement that has taken over U.S. mountain towns.
