Primarily, the market in this area is a combination of townhomes and condos for sale, with some single-family homes on the market—though these estates are quite highly-priced and highly-prized. For the most part, properties for sale in Aspen Highlands are ski-in/ski-out, which means that residents are only steps (or one diagonal stride) away from one of the most popular hills in the area. While the hill is considered one of the more challenging ones, those who call Aspen Highlands home have plenty of opportunities to practice.
Townhomes for sale offer substantial square footage and gorgeous views, combined with desirable features such as floor-to-ceiling windows, fireplaces, an in-unit elevator, parking, and more. Aspen Highlands’ townhomes are exceptionally luxurious, with exteriors that are definitely more traditional, but all the sought-after modern upgrades on the inside. Additionally, HOAs offer additional privileges for residents. The Thunderbowl Townhomes, for example, provide taxi/shuttle service and access to the nearby Ritz-Carlton Club—and start at about 5,000 square feet.
Single-family homes for sale in Aspen Highlands are few and far between on the market—mainly because of their price and exclusivity. Tucked away into the mountains, these homes also offer ski-in/ski-out living, but in a location that’s slightly more private. Many of these homes lean into the traditional lodge design, so for buyers seeking a more traditional cottage experience, the homes at Aspen Highlands are the epitome of classic Colorado.
Aspen Highlands Real Estate, By The Numbers
One interesting feature of Aspen Highlands is the availability of deed restricted ski-in/ski-out condos in the base village. Deed restricted condos go at a significant discount to free market condos, at about $1,300 per square foot—which is less than a quarter of the price of some downtown Aspen condos. However, these aren’t lucrative investments like other Aspen real estate; the restriction on the deed usually allows only a certain amount of value appreciation per year (not much more than the inflation rate). There may also be stipulations about owners being employed—or renting to people employed—in the Aspen Valley.

Things To Do in Aspen Highlands
Aspen Highlands is a lively base village with a lot of things to do, even beyond the most popular activities of hitting the slopes. Properties are close to hiking down Maroon Creek Road, with one of the world’s most famous hikes (Maroon Lakes), and the Highlands Alehouse is one of the best bars in the Valley.
Skiing Aspen Highlands
Those considering moving to the Aspen Highlands neighborhood should probably be interested in skiing! Many find that the properties here are not worth the investment if the slopes are not of interest.
Aspen Highlands is well-known to be the best mountain in Aspen for folks who really know how to ski. It’s not the fanciest, sunniest, or most fashionable, but it’s got the best snow and terrain. A couple of long pistes head down the mountain’s front side for intermediate to advanced groomer skiers. However, the most notable areas are Deep Temerity and the Highlands Bowl.
Deep Temerity is a giant natural avalanche path with dozens of steep lines through a mix of alpine and forested terrain. It’s east-facing, on the leeward side from storms, which nearly always come from the west. That means this zone fills up with serious powder. Beware: if it’s been a while after a snowfall, the slopes become a challenging series of mogul fields.
The Highlands Bowl is a vast, northeast-facing bowl. Like Deep Temerity, the Bowl collects powder like nobody’s business. The caveat is that skiers must hike to the summit, which takes about 30 minutes of strenuous effort at 12,000 feet above sea level. Once you drop in, every drop of sweat will be worth it. The Bowl is one of the few places that has lift-access runs of genuine heliski quality.
Outdoor Activities in Maroon Creek
Maroon Creek Road is a treasure trove of nature bathing and recreation. The road leads to one of the country’s most stunning wilderness areas.
No hike is more iconic than Maroon Bells Scenic Loop. This is a gentle 1.9-mile path that circles the waters of Maroon Lake, reflecting the famed Maroon Bells—one of the most photographed landscapes in the country. Experienced hikers and mountaineers can reach three fourteeners from the road: North Maroon, Maroon, and Pyramid Peak. These are incredible hikes, but involve technical scrambling and over 4,000 feet of elevation gain.
For anglers, Maroon Creek is a gem for fly fishing, teeming with wild brook, brown, and rainbow trout. Its cold, fast-moving waters make for excellent catch-and-release opportunities. Cyclists can ride Maroon Creek Road before it opens to vehicle traffic each morning.
In the winter, Maroon Creek Road is snow-covered and closed to vehicles, transforming into one of Aspen’s most popular snowshoeing and cross-country skiing circuits.
Schools and Education in Aspen Highlands
Aspen Highlands is next to the Aspen Public School campus and the Aspen Rec Center (ARC). The Aspen Public School system serves Aspen Highlands. It includes Aspen Elementary School, grades PK-4; Aspen Middle School, grades 5-8; and Aspen High School, grades 9-12. Niche Rankings ranks the Aspen public school system 15th out of 181 districts in Colorado. Aspen Highlands is just a few minutes away from the Aspen School Campus, which houses all three public schools.
Two private schools are Aspen Country Day School and Aspen Community School, both grades K-8. Additionally, the Wildwood School in East Aspen offers programs for Pre-K children between the ages of two and a half and five.
