Aspen’s Central Core: An Overview
The Central Core—or the downtown—offers the very best of the Aspen lifestyle, in a market where buyers want more than just a luxurious mountain property. This district is one of the most affluent in the area, even topping Red Mountain (“Billionaire Mountain” colloquially).
This area is home to the city’s most expensive luxury stores and most unique boutiques, as well as cultural landmarks and experiences. From art galleries to city parks, the Central Core has all of the amenities that many potential buyers are looking for.
Discover Central Core Real Estate
The laid-back mountain lifestyle can co-exist with luxury and sophistication—and it all happens in Aspen’s Central Core. While you won’t find private estates in this district, the Aspen downtown real estate market is a treasure trove of condos, townhouses, penthouses with mountain views, and even historic Victorians from the mining era—though these are rare to find on the market and even quicker to sell. Homes for sale in Aspen are typically priced well into the luxury bracket, but with this comes a property in an exclusive area with ample amenities.
Unlike other neighborhoods, the Aspen Central Core features a wide variety of property types. Multi-family homes for sale, particularly the condos and townhomes, comprise a large portion of the market, and are typically constructed in a style that mixes that traditional cottage design with contemporary influences. With generous square footage and high-end upgrades, these properties are excellent options for a variety of lifestyles.
When it comes to architecture and design, stone and wood are two popular exterior finishes, which often extend to the interiors of homes for that traditional cottage or cabin atmosphere. Large windows are popular features of both homes and condos/townhomes, and fireplaces, stone accent walls, and exposed beams are also commonly found n properties. Floor plans typically include multiple bedrooms and bathrooms, which makes a Central Core property an excellent option for families.
Aspen properties are considered solid investments. High demand coupled with minimal supply has made Aspen one of the most expensive real estate markets in the U.S. by a per-square-foot metric. The Aspen Central Core, however, offers the best potential for Short-Term Rentals (STRs), which can help turn a purchase into a more strategic investment.

Things To Do The Central Core
Aspen combines outdoor adventure, historic culture, and luxurious living with vibrant nightlife and scenic views.
Aspen Mountain—the “town hill”—has an abundance of steep groomers and mogul lines. It’s also north-facing and holds velvety powder long after a storm cycle. Its lift infrastructure just received a boost with the addition of the Hero’s quad, which added 143 acres of terrain in 2023. Known affectionately by Aspenites as “Ajax,” this is truly a locals’ mountain.
In the Central Core, you’re within walking distance of Aspen’s best entertainment venues. The Belly Up is a classic, bringing top music acts to town since 2005. After the show, Silver City is a lowkey bar with a pool table and plenty of space to mingle. There’s always something going on in Wagner Park, like the Aspen Food & Wine Classic each summer. Meanwhile, Aspen Art Gallery is the go-to spot for contemporary works from established and emerging artists alike.
The downtown offers dozens of restaurants within walking distance, starting with Bosq, Aspen’s premier Michelin-starred restaurant. Additionally, the Aspen Central Core is a shopper’s paradise, on par with cities like Paris and London, with a curated mix of luxury boutiques, local artisan shops, and high-end outdoor gear retailers. Classic luxury brands like Prada, Louis Vuitton, and Gucci specifically tailor their offerings to mountain clientele. Gorsuch, another upscale option, is a unique shop with a showroom that includes everything from winter sports gear to home furniture, defining mountain chic culture.
Schools & Education In The Central Core
Five schools service the Aspen Central Core. The three public schools are Aspen Elementary School, grades PK-4; Aspen Middle School, grades 5-8; and Aspen High School, grades 9-12. Two private schools are Aspen Country Day School and Aspen Community School, both grades K-8.
