The neighborhood of Meadowood is located off of Meadowood Drive, between Maroon Creek Road and Castle Creek Road. Home to about 75 residential properties, this area is desirable for its many advantages: its walking distance to amenities (including schools and facilities), its privacy, and its beautiful homes. This subdivision is managed by the Meadowood Home Owners Association and by the Meadowood Metropolitan District (MMD). HOA membership comes with owning property, while MMD membership is restricted to permanent residents.

Discover Meadowood Real Estate

Like its neighbor, Five Trees, Meadowood is a subdivision located southwest of Aspen’s downtown with a real estate market that comprises single-family homes. Tucked within the trees, Meadowood is similarly sought-after for its luxury homes for sale, which range in size and style. This subdivision features large private lots, ranging between .5 and 1 acre. All lots are at least partially forested, although the properties farther up on Meadowood Lane are more secluded than those on Heather Lane. There is no thru traffic on Meadowood Lane.

Homes for sale in Meadowood are on the smaller side in comparison to Five Trees. While the other luxury neighborhood has seen less building restrictions in the past, Meadowood excels when it comes to home style. Encompassing both traditional lodge-style properties and modern/contemporary homes, this neighborhood appeals to those who are open to a variety of designs—though new construction homes notably lean towards a more modern style. Custom homes (which have recruited famed architects and interior designers) are less frequently found for sale on the Meadowood market, but do present a great option for buyers looking for ease of convenience. 

Ranging from about 2,500 square feet to 8,000 square feet, common features of these homes include multiple bedrooms and bathrooms (perfect for the whole family, or for extra space), multiple car garages, and scenic lots. Per square foot, these are some of the most affordable ski-accessible homes in the Roaring Fork Valley. Homes have been built throughout the 70s, 80s, 90s, and 2000s. 

Though Meadowood homes do begin at a luxury price point, the highest priced estates for sale often include upgrades such as private patios and outdoor entertaining space, theater or media rooms, workshops or extra garage space, and even utilize alternative energy sources.

Meadowood Homes: Features & Amenities

Meadowood is particularly desirable for its additional amenities offered. It, like its name suggests, has its own meadow (36 acres in size), as well as tennis courts, a pond, and cross-country ski trails in the winter. As well, the neighborhood is close enough to the Five Trees private chairlift to reach on skis. Meadowood residents share this lift with the Aspen Ski & Snowboard Club and the Five Trees residents just next door. It’s also close to Buttermilk Mountain, with the Tiehack parking and lift area just a few minutes away by car.

This subdivision is governed by the Meadowood HOA and MMD. HOA fees are on the lower end for an Aspen area neighborhood.

 

Things To Do in Meadowood

The subdivision of Meadowood is just a few minutes from downtown Aspen, opening up the infinite cultural opportunities of the Aspen core. As well, the community is within walking distance of various facilities, such as the hospital, the Aspen Rec Center (ARC) and Aspen schools. The Rec Center is a treasure of the Aspen community. ARC’s primary offerings include a skating rink with pick-up hockey games and free skate hours, a fitness center, and a modern swimming pool. 

Aspen Highlands Skiing

Meadowood residents can access the private Five Trees lift to Aspen Highlands. Meadowood properties are located between .1 to .4 miles from the lift. Most skiers will have to commute along the Nordic track for 3-15 minutes to reach it, depending on where their property is. 

Aspen Highlands is Aspen’s best expert ski hill. If you like to ski several times a week, you will probably gravitate toward this mountain to find your thrills. The highlights are Deep Temerity and the Highlands Bowl, both of which collect epic powder snow. Access to the bowl requires a strenuous 30-minute hike that has become a rite of passage for Aspen locals. If you like to stick to the groomed runs, Highlands offers several wide, rolly pistes heading all the way to the base village. 

Highlands doesn’t have the après-ski scene of Aspen or Snowmass, but the Highlands Alehouse, located right in the base village, remains one of the best bars in the Valley.

Buttermilk Mountain Skiing

If Highlands isn’t your thing, Buttermilk offers a very different experience. Buttermilk is Aspen’s best mountain for beginners and families. For Meadowood residents, the Tiehack parking area and chairlift are an easy way to access the hill. 

The Tiehack side of the mountain has a few black diamond trails, while the rest mainly consists of greens and blues. Unlike Aspen Highlands, the mountain receives plenty of sun, even in mid-winter.

Golfing In Meadowood

Meadowood is directly adjacent to not one but two celebrated Aspen golf courses. The Aspen Golf Club is one of the best municipal courses in Colorado, with 18 holes spread out over 7,000 yards. The course’s par-5 holes provide quite a test.

The Maroon Creek Club is one of Aspen’s most exclusive private clubs, with membership initiation fees of $250,000. However, due to a land-lease agreement, Aspen residents can use the course on a pay-per-day basis.

Maroon Creek and Castle Creek Hiking

Some of the world’s best hiking trails are down the street from Meadowood. Maroon Creek Road leads to the famous Maroon Lakes Trail, where you can see gorgeous views of Maroon Bells. 

Castle Creek Road’s most popular hike is probably the Conundrum Creek Trail, which leads to a backcountry hot spring. The trail’s popularity has necessitated the use of a permit system, so you’ll have to plan in advance if you want to camp out at the springs.

Schools & Education In Meadowood

One of Meadowood’s most desirable traits is its proximity to the Aspen Public School campus.  It's a massive advantage for kids and parents alike. The Aspen public school system is ranked 15th in Colorado out of 181 districts by Niche Rankings. The three public schools are Aspen Elementary School, grades PK-4; Aspen Middle School, grades 5-8; and Aspen High School, grades 9-12.

Two private schools are Aspen Country Day School and Aspen Community School, both grades K-8. Additionally, the Wildwood School in East Aspen offers programs for Pre-K children between the ages of two and a half and five.
