Red Mountain, Aspen At A Glance

Red Mountain is a community in Aspen’s northeast end, perched above the Rio Grande trail.  As demand for Aspen real estate increases and supply remains constrained, home prices continue to rise. As many say, the “billionaires are pushing out the millionaires” in Aspen, with an estimated 125 billionaires now owning property in this community. Many of these moguls—perhaps the majority—have chosen to purchase in the Red Mountain neighborhood, hence its nickname.

The Red Mountain white pages read like a who’s-who of Fortune 500 CEOs, visionary tech founders, and real estate titans. An abridged list of billionaires who own property here include the Bezos, Dell, and Wrigley families. 

Colorado recently became one of the few states in the U.S. to command a $100 million real estate sale. A Willoughby Way estate was sold to an investment group belonging to real estate and casino magnate Steve Wynn and securities-trading pioneer Thomas Peterffy. The estate in question was 4.5 acres—the largest on Willoughby Way—and featured 11 bedrooms over 22,000 square feet in the main house. An expansive lawn and a rare Aspen pool—you can’t build new pools—round out this record-breaking property.

The real estate market in Red Mountain comprises single family homes—estate sized—in its entirety. Though not gated, properties are situated on large lots, typically with long driveways and gates, along with mature trees for added privacy. Architecturally, Red Mountain real estate is similar to a lot of the custom-built properties of the area, and emphasize a cozy, cabin style, though generally with a modern twist on tradition.

With features like large windows and outdoor entertainment spaces, Red Mountain’s luxury real estate showcases incredible views of the Colorado landscapes, including Mount Sopris, Aspen Mountain, and Snowmass. Though amenities vary from property to property, high-end features and modern upgrades are standard, and often include gas fireplaces, marble countertops, heated flooring, luxury appliances, and more. Squared footage usually begins at around 4,000 square feet and can soar to 8,000 and 9,000 square feet.

Willoughby Way: The Premier Red Mountain Address 

When it comes to luxury real estate in Aspen, no street is more valued than Willoughby Way, perched on the lower flanks of Red Mountain. 

This area is the pinnacle of the Red Mountain property market for a few reasons. Firstly, the street’s properties are some of the most spacious estates, and the majority are located on flat ground, which is perfect for entertaining. This neighborhood is also within walking distance of the Central Core, with the Rio Grande Trail and the Roaring Fork River in your backyard. Naturally, the views over the Central Core, Aspen Mountain ski area, and the surrounding Elk Mountains are iconic. Nowhere else offers such privacy, exclusivity, views, and access. 

 

The Red Mountain Lifestyle & Benefits

Red Mountain, like all of Aspen, offers a wealth of dining, shopping, and entertainment. Downtown Aspen is home to luxury boutiques and local finds, while the best ski resorts around are located in the surrounding mountains. From hiking to cycling, Red Mountain’s range of outdoor activities are perfect for active individuals.

  • Privacy: Red Mountain offers more privacy than any other neighborhood in the immediate vicinity of Aspen. Many estates, especially as you head farther up the mountain, are invisible, nestled amongst towering trees and behind snaking driveways.

From sculpted gardens, tended forests, and perfectly manicured lawns, these estates are capable of hosting the best parties in Aspen.   • Walkability: The lower flanks of Red Mountain are some of the most walkable in Aspen, outside of the Central Core. Walking to the upper reaches from downtown is slightly less feasible—around 30 minutes—but it’s a trade-off for unparalleled privacy and Aspen mountain views. 
  • Exclusivity and investment strategy: Nobody denies the name-recognition opportunities of the most valuable neighborhood in the world’s most valued mountain town. Schools & Education in Red Mountain

Five schools serve Red Mountain. The public school system is ranked 15th in Colorado out of 181 districts by Niche Rankings. The three public schools are Aspen Elementary School, grades PK-4; Aspen Middle School, grades 5-8; and Aspen High School, grades 9-12. Two private schools are Aspen Country Day School and Aspen Community School, both grades K-8. The Wildwood School offers programs for Pre-K children between the ages of two and a half and five.
