What is the Ski-In/Ski-Out Lifestyle?
On the surface, "ski-in ski-out" (or "ski-in/ski-out") means you can directly access the slopes from your property. And while that sounds like a nice little bonus, it's actually one of the most desirable home features in and around the Aspen area. So what are the advantages of ski-in/ski-out?
First of all, it means no commute to go skiing. Although that may not sound like a big deal, it only takes one day of thrusting your feet into frozen ski boots in the parking lot to realize the advantage—that is, if you can find parking. Even if you’re close enough to walk, a trek in ski boots can quickly become a nightmare if you slip and fall on ice. Public transport can be crowded and is not the ideal way to start your ski day. A ski-in/ski-out property eliminates additional time and money to enjoy the slopes.
Second, ski-in/ski-out means you can nab the best conditions exactly when the moment calls. Residents don't need to feel guilty about skipping out on a cloudy afternoon if they didn't have an hour of prep time just to get to the mountain. Moreover, even with webcams and snow reports, it’s difficult to know the ski conditions at any given time, and they can change in a flash. There’s nothing worse than getting ready and heading to the mountain, only to find out that it’s freezing cold and the trails are icy.
Lastly, even if spending hours hauling all your gear up to the mountain isn’t enough to sway you, surely the prospect of a hot shower immediately after skiing will seal the deal. Ski-In/Ski-Out Properties For Sale
When searching for a ski-in/ski-out property for sale in the Aspen area, there are a few things that buyers should know. Genuine ski-in/ski-out properties must give you access to the slopes directly from your home, or it does not fall under this category.
Of course, real estate along the slopes is limited, meaning many of these properties are highly coveted. Smaller condos, while available at a lower overall price tag, are often some of the most expensive Aspen real estate per square foot. When it comes to properties, buyers will find a range of types, including both condos and single-family homes for sale, however a good portion of available listings on the market are multi-family properties.
Aspen Central Core Properties
In the Aspen Central Core, just south of the downtown area, you can find luxury condominiums and townhouses for sale at the base of Aspen Mountain. One example is the newly renovated Shadow Mountain condos, aptly named for being perched directly below Ajax's legendary slopes.
Because Aspen evolved from a mining town to a ski resort, only a handful of truly ski-in/ski-out properties exist. Many of these properties for sale are located around the base of Lift 1, the mountain’s original access point. Note that there is a long-running development project currently underway at Lift 1 that will create quite a bit more ski-in/ski-out lodging, as well as a new lift.
The advantage of Aspen ski-in/ski-out property is that, in addition to the slope access, you have all the amenities of the Central Core at your fingertips. However, buyers should be aware that Aspen Mountain is the smallest of the four Aspen ski resorts.
Snowmass Village Properties
Snowmass Village is at the center of the conversation for ski-in/ski-out properties in the Aspen area. That’s because, unlike the town of Aspen, Snowmass Village was first imagined as a destination ski resort in 1967. The base village has become a destination ski community in its own right, with several new developments over the past decade. Over 70% of properties in Snowmass have some level of ski access, with many of them full ski-in/ski-out. Snowmass also has year-round potential, as they keep the excitement going in the summer with their bike park, zipline, and sightseeing.
The Cirque x Viceroy, the latest addition in Snowmass, just welcomed 46 new owner families into ultra-modern slopeside apartments with full access to dozens of amenities, like a fitness center and a pool. Meanwhile, older residences like Chamonix at Woodrun offer 2-3 bedroom slopeside condos at a discount from Aspen prices.
Snowmass Mountain has been described as Aspen’s “best ski mountain for the greatest number of people.” It’s a massive resort with modern infrastructure, good snowfall, plenty of groomed trails, and off-piste skiing at every level. The mountain caters best to intermediates, making it an excellent choice for families who ski for a few weeks annually. True expert skiers will gravitate toward Aspen Mountain and Aspen Highlands.
Short-Term Rental Opportunities
Aspen ski-in/ski-out lodging will put potential buyers in the best position to benefit from the Aspen short-term rental (STR) market.
Of course, Aspen has its own STR approval process that limits supply, so obtaining an STR permit can easily take years (it’s easier if you use your STR as your primary residence and rent it for less than 120 days a year). However, once approved, ski-in/ski-out lodging is guaranteed to be in demand for a sizable chunk of the winter.
It’s an especially good proposition for families seeking part-time accommodation during the winter months. The ability to rent while away makes ski-in/ski-out homes a far better long-term investment.
Year-Round Enjoyment
In the past, people considered ski-in/ski-out properties valuable only during the ski season. However, the game has changed. Aspen has invested an incredible amount of time and money in utilizing its ski infrastructure during the summer months.
Leading the charge is Snowmass Mountain, where both kids and adults can enjoy sightseeing at the gondola, a zip line, and an abundance of hiking trails for all levels. Best of all, for those serious about mountain biking, Snowmass is now home to one of the country’s best bike parks. There’s a wide selection of trails catering to everyone from absolute beginners to experts launching 40-foot jumps. With the trail network expanding every year, the bike park may even someday rival skiing.
