A largely rural area, The Preserve is home to a small selection of estate-sized properties, which are situated off Highway 82. Because of this, listings are rarely found on the market, and these homes tend to be priced quite high due to their size, location, and the privacy offered. Additionally, homes for sale in The Preserve are renowned for their views—either of the surrounding forest or, in the case of some of the properties with higher elevation, the mountains.
Real estate in The Preserve is limited, and a lot of properties rival neighborhoods such as Five Trees in terms of square footage and amenities. While some of the properties in this neighborhood are new construction, a lot of the properties were built before the new regulations. This means that most of the houses in this subdivision are larger than the 9,250 square foot restriction now in place throughout Pitkin County. Buyers can therefore own a home that is a size not allowed today.
In regards to lots, homes in The Preserve are very private, and lots sit between 1 and 4 acres in size. These are some of the biggest lots in Central Aspen, competing only with the neighborhood of Red Mountain, famous for its celebrity residents. North Star Drive is a cul-de-sac; nobody comes down the road except owners and guests. So for those seeking extra security, this neighborhood is an excellent option. As well, all properties are directly adjacent to the North Star Nature Preserve—a tranquil, ecologically-significant wetland.
The Preserve sits at the foot of Independence Pass, a wonderful getaway in summer when the snow clears. In the winter, the pass is popular for ski touring. The neighborhood also backs onto the Roaring Fork River on its west side, which means a few of the homes for sale pack onto ponds, other water features, or the riverfront itself. With multiple bedrooms and bathrooms (and often the latest updates and upgrades), homes for sale in The Preserve are suitable as a seasonal property or as a full-time residence.

Things To Do Around The Preserve
The Preserve is located about a mile from downtown Aspen on Highway 82. It’s about a 20-minute walk or a couple minutes of driving into town. Downtown is the beating heart of the Aspen cultural scene, with restaurants, art, music, entertainment, partying, luxury spas, and Aspen Mountain Ski Resort all in one place. Residents of The Preserve find the commute into the town to be quick and easy.
North Star Nature Reserve
The 245 acres North Star Nature Preserve (175 acres held by the Land Trust) is an Aspen treasure. The rare wetland ecosystem, known as a fen, was created when an ancient glacier retreated from the Roaring Fork Valley, depositing sediment across a flat plain. The nature preserve is now home to many charismatic animals including moose and elk.
The nature preserve is also home to year-round recreational activities. In the winter, the preserve’s open space is home to a groomed cross-country skiing loop. In summer, hikers can traverse the East of Aspen Trail and paddlers can float down the Roaring Fork River, with a put-in at the south gate. Since this is a preserve, it closes after nightfall and no dogs are allowed.

Aspen Mountain Skiing
Aspen Mountain is the original Aspen ski resort, where it all began. It’s still a favorite amongst locals, especially those who live in town. Nothing beats getting up and walking to the lifts in the morning (though the Preserve is just a bit too far to trek in ski boots).
Aspen Mountain, one of the steepest ski hills in the U.S., has developed a cult reputation as an expert’s mountain. No green trails exist, though there are a handful of challenging blues. Most of the terrain is rated black or double black and remains ungroomed. Steep tree skiing is also abundant; some skiing is in natural forest, while other sections have been purposefully gladed to space out the trees. The only thing Aspen Mountain lacks, besides beginner trails, is alpine bowl skiing above tree line. For that, you’ll need to cruise over to Aspen Highlands to check out the Highlands Bowl.
The Downtown Aspen Lifestyle
Downtown Aspen is the hub of the infamous Aspen lifestyle. There’s nowhere else in the world quite like it. Of course, there is the legendary Aspen Mountain, but there’s so much more. For the jet-set crowd, Galena is home to dozens of purveyors of luxury goods, like Louis Vuitton and Dior. Kebo Sabe curates a more regionally appropriate selection of goods, like custom-made cowboy hats and boots.
Like any ski town, Downtown Aspen is full of restaurants. However, Aspen restaurants satisfy the palette of a truly worldly clientele, with offerings from celebrity chef Nobu Matsuhisa and the Michelin-starred Bosq, run by Chef Barclay Dodge.
The star of the art scene is the Aspen Art Museum, which offers a collection of contemporary art, as well as seminars and workshops. The Belly Up is a music venue with several shows a week during the high seasons. Summer is festival season; the best festivals include the Aspen Wine Fest, the Jazz Fest, and the Aspen Music Festival.
Schools & Education In The Preserve
The Aspen Public School system serves the Preserve neighborhood. It includes Aspen Elementary School, grades PK-4; Aspen Middle School, grades 5-8; and Aspen High School, grades 9-12. Niche Rankings ranks the Aspen public school system 15th out of 181 districts in Colorado.
Two private schools are Aspen Country Day School and Aspen Community School, both grades K-8. Additionally, the Wildwood School in East Aspen offers programs for Pre-K children between the ages of two and a half and five.
