Not to be confused with the West End, which is a district that neighbors the downtown, West Aspen encompasses the large region west of 7th Street. This area covers a diverse selection of neighborhoods, ranging from the condos of the beautiful Aspen Highlands and Buttermilk ski areas to the single-family homes of Cemetery Lane and Red Butte.

West Aspen At A Glance

Although no property in Aspen is truly “under the radar,” West Aspen’s real estate is not as competitive as the highly sought-after Central Core, West End, and East Aspen neighborhoods. This is mainly because the area is less walkable than the downtown, and skiing requires a car or public transportation— with the exception of the ski-in-ski-out at Aspen Highlands. Prices per square foot are, therefore, more affordable than in downtown. 

With that said, West Aspen might be the most well-rounded neighborhood in the city, with excellent access to ski resorts, schools, and the rec center, as well as hiking along Maroon Creek and golfing at exclusive courses like the Maroon Creek Club. Downtown Aspen is a one-way-in, one-way-out situation, and Aspen residents won’t miss Main Street traffic. 

  • Access to World-Class Ski Resorts: Most of West Aspen is less than five minutes drive from Aspen Highlands and Buttermilk.
  • Close to Schools & Infrastructure: The zone is well-suited to retirees and families looking for a peaceful, long-term getaway. Families, in particular, will like the short drive to the schools, the rec center, the spiritual centers, golfing, hiking, and other outdoor activities on and along the river.
  • Peace and Solitude: Most tourists stick to the Aspen Central Core, and do not walk or drive along the secluded neighborhoods that comprise West Aspen. Even Aspen Highlands feels empty compared to Snowmass and Buttermilk, though none of Aspen’s four ski resorts are exceptionally crowded.

West Aspen is one of the most active Aspen real estate markets, partly due to its large footprint encompassing more properties. Recently, West Aspen accounted for 16% of dollar sales in the Aspen property market, third after the West End (17%) and the Central Core (25%).

Real estate in West Aspen is categorized into single-family homes and estates, as well as condos. Much like other neighborhoods in this area, detached properties are quite luxurious and can feature thousands of square footage alongside substantial acreage. Homes for sale in West Aspen also range in architectural style, with custom designs including everything from traditional log cabins and cottages to very contemporary properties.

Condos for sale in West Aspen—and by extension, the rarer townhomes—can be found primarily in the areas directly west of the downtown and in and around the ski resorts. Aspen Highlands offers luxury condos that are excellent vacation properties or great opportunities for investors.

West Aspen also has a variety of neighborhoods to choose from, each offering something a little bit different. Cemetery Lane, for example, is a cozier neighborhood that’s close to the downtown, while the subdivision of Castle Creek is quite secluded—and offers some of the most luxurious homes for sale in the area. Spacious estates include the secluded mansions along Maroon Creek Road, near Buttermilk, and Meadowood and Five Trees, near the base of Aspen Highlands.

Things To Do in West Aspen

West Aspen, due to its location, is primarily known for its outdoor recreation. For those who prefer a quieter lifestyle that is closer to activities and parks, West Aspen may just be the perfect place to settle down.

Skiing & Resorts

Aspen Highlands is among the most legendary ski resorts in Colorado. A range of blue, black, and double-black trails make this ski area less friendly to beginners, though it’s OK for intermediates. Highlands is the local favorite of the four Aspen ski resorts for those with plenty of practice on skis or a snowboard. 

In addition to the numerous double black slopes on the Deep Temerity side of the mountain, you’ve got a 20-minute hike to the upper reaches of Highland Bowl, where some of the planet’s finest powder skiing awaits. Never underestimate how much snow you can find in the Highlands Bowl. At over 12,000 feet and northeast facing, this terrain feature can fill with snow even when the rest of the mountain only receives a few inches. 

Of the four Aspen resorts, Buttermilk is the beginner’s mountain. Greens and blues meander down the serene slopes, where beginners can hone their skills. Unlike Aspen Highlands, which always seems to be in the shade or in blazing sunlight, soft, dappled light seems to grace Buttermilk just enough to improve visibility but not too much to destroy the snow quality.  

Golfing in West Aspen

The West End has two golf courses, both regarded as some of the best in the state. The Aspen Golf Club features a challenging 18-hole course designed by Frank Hummel. As a municipal course—considered the best in Colorado—the club delivers a private club experience without pretension. It also runs a PGA shop, chipping and putting greens, cart rentals, full-service lockers, and expert instruction from PGA professionals. 

Meanwhile, the Maroon Creek Club offers one of Colorado’s premier golf experiences. The Club has a $250,000 initiation fee with $40,000 in yearly dues. In return, its Tom Fazio-designed course, framed by towering trees and mountain vistas, is widely regarded as the best in the state. The club also features nine outdoor and four indoor tennis courts, state-of-the-art fitness and swimming facilities, and a fine dining clubhouse. Non-members can also use the facilities for a fee.

Recreation Facilities & Spiritual Centers

The Aspen Recreation Center is a state-of-the-art facility that is a cornerstone of the Aspen active lifestyle. It features indoor rock climbing, an aquatic center with a swimming pool and water slide, an ice arena, a weight room, a cardio room, a batting cage, and, in the winter, a sledding hill. 

The Aspen Chapel, Aspen Kingdom Hall of Jehovah’s Witnesses, and the Aspen Church of Jesus Christ and the Latter-Day Saints are all in West Aspen.

Schools & Education in West Aspen

Five schools serve West Aspen. The three public schools are Aspen Elementary School, grades PK-4; Aspen Middle School, grades 5-8; and Aspen High School, grades 9-12. All three of these schools are located in West Aspen between Buttermilk and Aspen Highlands, a massive advantage for families living in this sector.

Two private schools are Aspen Country Day School and Aspen Community School, both grades K-8. Additionally, the Wildwood School offers programs for Pre-K children between the ages of two and a half and five.
