Snowmass is one of America’s finest destination ski resorts. The ski hill was founded in 1967 and has become the center of property development in the Aspen area, with several large condos constructed since 2018. 

Snowmass Village is a manufactured ski village, while Aspen is an old mining town repurposed into a ski town. Therefore, while Snowmass doesn’t have the historical charm and cultural offerings of Aspen, it has several advantages. The base village of Snowmass Mountain is home to the Aspen area’s widest selection of ski-in ski-out condos. Snowmass Mountain is enormous, about three times the size of Aspen Mountain, and has slopes for all levels. 

Snowmass condos are newer and oftentimes more luxurious than their similarly priced counterparts in Aspen. While Snowmass is by no means comparable to Aspen from a cultural perspective, downtown Aspen is only 15 minutes away.

  • Over 70% of Snowmass properties are ski-in ski-out; the percentage is even higher for condominiums.

Snowmass opened for the winter of 1967-68. In 1970, the Aspen Times reported that the average price had increased to $41,000, up from $17,000 in 1968. Today, the average sales price of a Snowmass condo has now surpassed $2,000,000—talk about an investment! There are many reasons to believe that prices will continue to increase, especially since development is starting to slow.

Viceroy Condos For Sale

The Cirque Viceroy Residences were completed for the 2024-25 season and promptly sold out during pre-sale. Nevertheless, expect these residences to occasionally trickle back onto the market. Owner and guest amenities include a spa, fitness center, pool, ski valet, and complimentary private shuttles to Aspen. The lodge is ski-in ski-out, located along the Assay Hill lift.

Aura Snowmass Condos For Sale

Like the Cirque Viceroy, the Aura Snowmass was completed for the 24-25 season, and all 21 residences were immediately sold out. Of course, these condos will occasionally appear on the market going forward. Even more than other Snowmass condos, the Aura is the pinnacle of luxury. The condos are accessible by private elevator (no common hallways). Each residence has a flex room that can be utilized as desired, whether as a game room, office, or extra bedroom. Residences also include a terrace or walk-out patio and garage parking. Hot tubs, a fitness center, ski and bike lockers, and a concierge service round out this exquisite ski-in ski-out condo. 

Capital Peak Condos For Sale

Capital Peak is a ski-in ski-out lodge requiring a short walk to either the Elk Camp Gondola or Village Express lifts. Units come in 1, 2, or 3 bedrooms, often fully furnished. Limelight Condos For Sale

The Limelight Residences are situated at the heart of the base village. Owners can access the Snowmass Mountain Club, with food, drinks, and ski storage and valet. The Limelight also offers free shuttles to the airport, Aspen, and any of the other three Aspen ski resorts. Additional perks include owner storage and heated underground parking. 

Stratos Condos For Sale

The Stratos condos are the final installment of the Snowmass Base Village master plan. Two state-of-the-art buildings will house 2, 3, and 4-bedroom “residences,” 4, 5, and 6-bedroom “sky cabins” (i.e., penthouses), and 4 and 5-bedroom “cloudstones” (i.e., townhomes). Amenities will include the Sky Terrace and Sky Lounge with pool access, as well as the private Stratos Ski Lounge. 

Hayden Lodge Condos For Sale

The Hayden Lodge is one of the closest condos to the slopes at Snowmass Village. Amenities include ski lockers, additional owner storage, and underground parking. The shops and restaurants of the Base Village are just out the door.

Chamonix Condos For Sale

The Chamonix at Woodrun is a ski-in, ski-out lodge that utilizes the Assay Hill lift to access the mountain. Amenities include garage parking, a slopeside heated pool, ski lockers, and a fitness center. The condo is a reasonable distance from the traffic of the central base village.

Woodrun Place Condos For Sale

Woodrun Place is an upscale, ski-in, ski-out condo with a mix of rentals and owners. Its amenities include an outdoor heated pool and hot tub, parking, and a ski rental and repair service. The units range from studios to 4-bedroom apartments. 

Things To Do In Snowmass

Skiing at Snowmass Mountain

Snowmass is a state-of-the-art luxury destination resort. Its 4,406-foot vertical drop and 3,342 acres of terrain are perfect for skiers of all levels, though this mountain will quickly become the favorite of skiers who typically spend a few weeks a year on the slopes. 

Snowmass is particularly great for tree skiing. Its abundant forests have been purposely gladed in addition to plentiful natural forest zones. The glades here are much easier than at Highlands and Aspen, meaning intermediates can get a good introduction to the beauty of off-piste skiing. 

Meanwhile, if you want to stick to the groomers, there are plenty of them at Snowmass. The mountain is plastered with long, blue groomers, though there isn’t as much in the way of green or black slopes. The Cirque zone offers a slice of expert terrain, though it doesn’t quite compare to the steep and deep that you can find at Aspen Highlands or Aspen Mountain. 

Perhaps best of all, the mountain receives plenty of sun, perfect for carving down blue slopes with your friends and family. 

Skiing at Aspen

Just because you’re located slopeside at Snowmass Mountain doesn’t mean you should miss out on the other Aspen ski resorts. Buttermilk Mountain is the perfect destination for beginners and families. Sun-soaked trails are groomed to perfection each night by a world-class team. 

Aspen Mountain, the “town hill,” is uniquely suited to experts. Only a few other ski resorts in the U.S. can claim steeps like Aspen’s first ski hill. Outrageously large moguls dominate the majority of slopes. Take some inspiration by watching locals flow down them. 

Aspen Highlands is another paradise for expert skiers, famous for its “Highland Bowl,” which occupies the northern flanks of Highland Peak. The Bowl is one of the world’s great lift-access powder runs. It’s not all lift access; skiers and riders must commit to a 30-minute hike to the summit. Once there, however, the deep snow and perfect pitch make for best-of-your-life type turns. 

Snowmass Bike Park

Snowmass Bike Park has revolutionized Snowmass Mountain, now a year-round resort. Many Aspen locals ride bikes more often than they ski here. 

Unlike the ski mountain, which caters to intermediate riders, the bike park is well-suited to all levels, including experts. As with most bike parks, the best trails are definitely in the intermediate to expert range. The fun starts with French Press, the mountain’s longest flow trail. Prepare for high speed and also some pedal-y bits; this trail is a workout by the time you get to the bottom. 

Perhaps the bike park’s strongest suit is its single-black trails. Valhalla, Animal Crackers, and Cowboy Coffee are all well-built. Valhalla is a machine-built jump trail with a bunch of tabletop jumps that can be safely rolled by budding intermediates and styled out by expert riders. Animal Crackers and Cowboy Coffee are newer steep tech trails with drops and rock gardens. Gonzo is the park’s double-black freestyle line with monster gap jumps. All the local kids have been training on the airbag and can now throw backflips off some of the features. 

Aspen Downtown

Of course, Aspen’s downtown scene is world-famous for its reputation as a playground for the rich and famous. Aspen’s original vision, conceived by Walter and Elizabeth Paepcke, is to be a utopia for mind, body, wellness, spirit, and nature. In Aspen, people could “earn a living, profit by healthy physical recreation, with facilities at hand for his enjoyment of art, music, and education,” as stated by Walter Paepcke himself. This has become known as the “Aspen Lifestyle.”

Aspen’s “renaissance” took the town further than anyone could have possibly imagined, including the Paepckes. Aspen’s downtown is now home to cultural institutions across the spectrum, including the Aspen Art Museum, the Aspen Music School & Festival, and the Aspen Institute. 

The dining scene features offerings from a diverse set of countries, from casual to fine. The Belly Up is one of Colorado’s great venues, with music nearly every night during the high seasons. Aspen’s shopping scene rivals that of Paris and Milan, complete with global luxury brands and local outfitters. 

Aspen Mountain rises directly out of downtown, and the Roaring Fork River flows through several different neighborhoods. The town is home to many restored Victorian mining homes and the Aspen Historical Society, located in the Wheeler House. 

Fortunately, all this is just a 15-minute drive from Snowmass Village. It’s one of the biggest draws of Snowmass. Many condos in the base Village have free shuttle services for owners, available whenever you want to dip into downtown. 

Maroon Snowmass Wilderness

In summer, some of the Aspen area’s best hiking is just out the back door from Snowmass. Just follow the Divide Road out of the Base Village until you reach the Maroon Snowmass Trailhead, the gateway to the Maroon Snowmass Wilderness.

Horseback Riding

Wilderness areas, although heavily regulated, are fair game for equestrians. The Roaring Fork Valley is home to dozens of equestrian outfitters as well as private equestrian estates. The community is thriving, and Snowmass, Brush Creek Village, and Old Snowmass are some of the best places to ride. 

JAS Festival

The Jazz Aspen Experience is a long-standing summer festival with two main events. The June festival takes place in downtown Aspen and features more traditional Jazz acts, while the Labor Day festival, which lasts three days in Snowmass Town Park, hosts some of the world’s biggest pop acts. It’s become Aspen’s largest festival, with about 10,000 daily attendees.
