Aspen, for all its pizazz, does not have very many ski-in-ski-out properties. Anyone who has spent much time on the slopes knows that the ability to just take off and finish right from your house is priceless. Fortunately, Snowmass Village excels in this department, with over 70% of properties on the market offering ski-in/ski-out. This means that properties in Snowmass Village are perfect as both rental investments or full-time homes.
Snowmass Village didn’t exist until 1967, and most properties were constructed well after that. Most of the real estate in this area is new compared to Aspen, where regulations make it very difficult to build new buildings. New construction homes for sale lean towards Contemporary architecture, especially with the luxurious estate-sized properties, though they take inspiration from more traditional cabins and cottages. Luxury neighborhoods, such as Woodrun, offer residents incredible views and conveniences—from high-end upgrades to locations close to indoor and outdoor amenities.
Condos for sale in Snowmass Village take up roughly half of the property listings. Like single-family homes, these properties tend to be on the more modern side. With generous square footage, rental opportunities, and features such as fireplaces, balconies with mountain views, and, of course, a close distance to the slopes, mean that these are some of the most desirable properties on the market.
Snowmass is considerably more affordable per square foot relative to Aspen. For many people who can afford it, Aspen prices are worth the benefits of being in the midst of it all. For others, the benefits of Snowmass (i.e., tranquility and ski access) are more preferable. For those looking to settle down full-time, the town is close to all the amenities of Aspen and much quieter than the Aspen Central Core.
Snowmass Village Neighborhoods
Snowmass Village was explicitly designed to be a ski-in/ski-out village, and much of the development is on the slopes of Snowmass Mountain. Snowmass Village condos have driven the recent surge in the property market in this area. Since 2018, the base village has completed several large condo complexes, with more in the works.
Ridge Run and Woodrun were the earliest Snowmass Village developments, located directly at Base Village. With its large, slopeside estates, the Divide is one of the most expensive neighborhoods in Snowmass Village.
Melton Ranch is like the “Red Mountain” of Snowmass Village, with expansive views and stunning properties; however, it lacks ski access. Fox Run, The Pines, and Horse Ranch are additional neighborhoods with larger lots and homes but no direct ski access.

Things To Do in Snowmass Village
Despite the tranquility of Snowmass Village, Aspen remains the region’s beating heart. Fortunately for those who reside in Snowmass, reaching the Central Core is only a twenty-minute drive.
Skiing In & Around Snowmass Village
Being located on or near the resort means that skiing is one of the most popular pastimes.
Snowmass Village exists to serve Snowmass Mountain, the most modern, well-rounded ski resort of the Aspen bunch. Snowmass is Aspen’s largest domain, with 4,406 feet of vertical drop and 3,342 acres of terrain. The mountain is friendliest toward strong intermediate skiers and riders. The abundance of long, blue groomers and friendly tree skiing makes Snowmass the best of the bunch for folks who ski a few weeks a year.
Aspen is also an alternative for passionate skiers. Twenty minutes drive from Snowmass Village are three additional ski resorts. In the Central Core, Aspen Mountain has long been considered the “local’s mountain,” with its furious moguls and steep descents.
Those seeking a more sun-soaked and leisurely day on the slopes will adore the aptly named Buttermilk Mountain, just down the valley from downtown. With broad pistes and plenty of Colorado sunshine, the skiing is comforting and agreeable…kind of like buttermilk.
Skiers and riders with plenty of notches on their belts will relish Aspen Highlands. For those seeking snow of the untracked variety, the Highlands Bowl is a powder magnet that offers fresh tracks to anyone who can stomach the 30-minute bootpack to the summit ridge. Remember, the air is much thinner at 12,000 ft.
Other Top Snowmass Village Highlights
Snowmass Village’s offerings so go beyond just the slopes. Early in the development of the area, Snowmass Bike Park was constructed—which coincided with how mountain biking exploded in popularity. This park is suitable for those of all ages because of its extensive trail systems (with machine-built flow trails, natural tech trails, and monster jump trails) and its stellar summer weather.
Each summer, the village hosts the JAS Labor Day Jazz Fest, arguably the biggest event in the Roaring Fork Valley. The fest features pop artists like Sting and Maroon 5. Snowmass Village is also home to a lovely collective of restaurants. It may not have the same historic vibe as the Hotel Jerome, but the beer at New Belgium Ranger Station is just as good. The Stew Pot is also worth checking out. This slopeside joint brings the comfort of thick, warm homestyle stews to Snowmass Village (and maybe some pies for dessert).
Schools & Education in Snowmass Village
The town is served by the Aspen public school system, with five schools in the vicinity. The three public schools are Aspen Elementary School, grades PK-4; Aspen Middle School, grades 5-8; and Aspen High School, grades 9-12. All three of these schools are located in West Aspen between Buttermilk and Aspen Highlands, about a five to ten-minute drive from McLain Flats
Two private schools are Aspen Country Day School and Aspen Community School, both grades K-8. Additionally, the Wildwood School in East Aspen offers programs for Pre-K children between the ages of two and a half and five.
